Bookings are made and accepted only on the following terms and conditions:

1. Derek Goodchild, trading as Edinburgh Escapes, hereinafter called “the Owner”, the Contract of Letting is between the guest (“the Guest”) and the Owner.

2. The Owner accepts no responsibility for personal injury to the Guest and/or his/her invitees (jointly known as “the Holidaymakers”), or loss of or consequential loss or damage to their property, or for other matters over which the Owner has no control.

3. This agreement is made on the basis that the property (“the Property”) is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

4. Bookings cannot be accepted from persons under 18 years of age. Group bookings of single sex parties are not allowed. 

5. A damage deposit of £200 must accompany the booking request and Booking Fee. This will be refunded if no damage claim is identified within 7 days of the end of the holiday.

6. No bookings are valid until confirmed by the Owner in writing.

7. A Guest requiring a booking to be altered once the booking has been confirmed will be charged £25.00 administration fee.

8. If you need to cancel your booking.

If you wish to cancel a confirmed booking you must let us know by email or in writing as soon as possible. Your booking will be cancelled with effect from the day we receive your email or written notification.

The closer your cancellation is to the start of your booking, the less likely we are to recover the cost of your booking by re-selling your accommodation. Our cancellation charges therefore increase as your start date approaches. For the purposes of the table below, the total cost means the total amount payable in relation to your booking, as set out in your confirmation invoice. 

Cancellation charges based on the number of days prior to the holiday start date:

More than 90 days is 30% of the total cost 

More than 60 days is 50% of the total cost

More than 30 days is 70% of the total cost

Less than 29 days is 100% of the total cost

9. In the event of the accommodation becoming unavailable (such as fire or flooding), the Owner will refund all monies paid or a proportion in the case of curtailment. We cannot, however pay any compensation or expenses as a consequence of such an event.

10. Guests are advised not to bring pets to the property.

11. The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found. The Holidaymaker must report and pay to the Owner the cost of any damage or breakages made during their holiday occupancy. The Owner reserves the right to make a charge where guests have contravened an Owner’s request for their property to be smoke free. (the amount of such a charge should not be more than the cost of the cleaning.)

12. The Holidaymakers right to occupy the Property may be forfeited without compensation if:-

1. More people than declared at the time of booking or before the commencement of the holiday to the Owner than the number the Property holds, attempt to take up occupation.

2. Overnight guests are entertained without the Owner’s express permission.

3. Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.

4. Smoking in the property.

13. Discounts and offers 

1. Discounts are only valid on new bookings and therefore the offer cannot be applied after a booking has been made.

2. Discounts cannot be combined with any other offers or discount.

3. Discounts can only be used against the value of the holiday accommodation and cannot be applied to extras such as food boxes, champaign or flowers.

4. Discounts must be booked by the time and date stipulated on the individual offer. 

5. The Owner reserves the right to change the terms and conditions of any offer at any time without prior notice by amending these online.

6. The Owner’s Standard booking terms and conditions apply on all bookings made with or without a discount.

14. In the event of there being cause for complaint concerning a Property, the matter shall be taken up with the Owner at once. It is important that this is done whilst you are still at the Property so that an on-the-spot investigation can be made if necessary and remedial action taken if required. In no circumstances will compensation be considered for complaints raised after the holiday has ended, when the Holidaymakers have denied the Owner the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday. 15. The Owner or his representative shall be allowed access to the Property at any reasonable time during any holiday occupancy.

16. We have compiled the information in our Brochure and on our Website (“the Website”) as accurately as possible at the time of publishing. However, facilities may be altered or withdrawn for reasons outside the Owner’s control, in which case we cannot accept responsibility.

The Holidaymakers accept that minor differences between text/photograph/illustrations in the Brochure and on the Website and the actual property may arise. We cannot accept responsibility should the property not conform to the Holidaymaker’s standards. If a facility is particularly important to you, please check with us prior to your booking.

17. Loss due to unforeseen circumstances. The Owner shall not be liable or accountable for any unforeseen circumstances such as severe weather conditions, local or national strikes, fire, floods, acts of government or of any other authorities.

19. The Booking Conditions will apply to all confirmed bookings.

20. These Website Booking Conditions supersede all previous editions.
