Safe quiet area of town with great transport links for the rest of the city. The apartment is a few minutes walk away from the beautiful peaceful Holyrood Park and Arthur's Seat. Through the the park The Royal Mile is around 15 minutes walk away and Princess Street around 25 minutes. In the opposite direction Portobello and its lively beach and laid back feel is 15 minutes by bus.

My lovely cosy one bedroom apartment is centrally located very close the centre of Scotland's historic and beautiful Capital, Edinburgh. It will be the perfect home from home for a couples getaway. In the summer of 2021 I have completely redecorated the living room, fitted a new carpet and radiator. Approximately 15 minutes walk through Holyrood Park takes you to the foot of The Royal Mile and will be the perfect home away from home for your trip! I have one bedroom with a king size bed, traditionally decorated period apartment which is warm and cozy feeling, bright sunny rooms with comfortable new furniture and recently decorated. The apartment is perfectly located within walking distance of Central Edinburgh, while Edinburgh Waverley station provides quick and easy access in and out of the city.
Access
Guests will have access to the entire apartment. Free unreserved on-street parking is available on my short one-way street, as it is on all surrounding streets. Obviously, I am not able to control the parking situation but if you don’t find a space on my street you are extremely likely to find one very close by. Keep an eye on spaces and you’ll soon get parked on my street.

EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at Edinburgh government's website. Please search for low emission zone.Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. PARKING- There is free unreserved parking on Meadowbank Avenue and all streets nearby. As it is unreserved parking, we cannot guarantee there will be an empty space near the building as they fill up quickly.- JustPark private driveways => Some Edinburgh residents do rent their driveways when not in use. You can check JustPark . com if interested. They tend to be cheaper than the large commercial parking sites but may not be as secure.- RingGo => For up to date pricing, please refer to the RingGo app. It will show the nearest available on-street pay and display parking with space availability and pricing. If you register a credit card to the app, there will be no need to search for spare change and you can easily add on time remotely.WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property currently holds a Short Let Licence and we are allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability.FORGOTTEN ITEMSIf you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage.
