The Meadows area of Edinburgh is one of the greenest parts of any city in Britain. It is a vast expanse of parks with play parks, tennis courts, and, in May, beautiful cherry blossoms. On any sunny day, you will see hundreds flock there with friends to enjoy the sun and company. Also, the area has some of Edinburgh's finest drinking holes, restaurants and cafes. A short walk will take you to George Square - one of the Festival hotspots. From there, in a small wander, you will find yourself gliding past Greyfriars Bobby to The Grassmarket or The Royal Mile.

This cosy ground floor one bedroom flat is perfect for your Edinburgh getaway. With a super comfortable double bedroom, well-equipped sitting room with a sofa and free wifi throughout, it allows guests a home-from-home and within walking distance of Edinburgh's major sites. Perched perfectly at the east end of the Meadows, you are within a couple of minutes walk from the world famous Summerhall
Space
The ground floor flat is comprised of: - a good-sized double bedroom with bedside tables and hanging space. - A large, light sitting room with dining space, sofa and small dining/working space. - a kitchenette with hobs, kettle, toaster and microwave with oven capabilities. -there is NO washing machine but there is a very good value launderette nearby - There is a modern shower room. To the rear of the building, there is a communal drying green which guests are welcome to use responsibly and a small private area too.
Access
Guests will have access to the entire property. Please note check-in runs from 4 pm to 10 pm. Entry after this time will not be entertained. Check-out is at 10 am. If arriving before 4 pm, please ask about our discount code for Stasher .com. Alternatively, you can store bags at Waverley or the bus station. We are unable to allow bag drops at the moment. Sorry. While we try to remain flexible when less busy, please be prepared to abide by these times for your stay.

EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available on the Edinburgh government's website. Please search for low emission zone.Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. PARKING- Q Park Quartermile, 11 min walk- Please be aware that parking is difficult in this area. There is limited pay and display parking space which is patrolled. From Monday~Saturday 8:30am~6:30pm the hourly cost of parking is £3.90. Sunday charges are from 12.30~6.30pm. From 6:30pm to 8:30am there is no hourly cost and parking is free.- JustPark private driveways => Some Edinburgh residents do rent their driveways when not in use. You can check JustPark. com if interested. They tend to be cheaper than the large commercial parking sites but may not be as secure.- RingGo => For up-to-date pricing, please refer to the RingGo app. It will show the nearest available on-street pay and display parking with space availability and pricing. If you register a credit card to the app, there will be no need to search for spare change and you can easily add on time remotely.WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check-ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property has an approved Secondary Letting Licence and is allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed.
