Nestled within, discover a haven boasting a generous double bedroom and a rejuvenating shower room. The heart of the cottage unveils a grand open living, dining, and kitchen space adorned with a luminous cupola, elegant wooden floors, exquisite stained glass windows, and the inviting warmth


Space

Experience a delightful blend of grandeur, charm, and modern comfort within this enchanting garden cottage, dating back to the late 1800s when it was meticulously crafted to complement its Georgian surroundings. The cottage features a cosy double bedroom, adorned with plush carpeting, leading to a convenient shower room. Keep in mind that the shower cubicle is on the narrow side. In the main living area, two double sofa beds with sprung mattresses offer comfortable sleeping arrangements for families or groups of friends, with the shower room accessible via the main bedroom. Nestled within a bay window, a dining table and chairs invite gatherings over meals. At the same time, a sleek, functional kitchen equipped with modern amenities including a Miele dishwasher, induction hob, and combined microwave and oven, ensures culinary convenience. During colder months, bask in the warmth of central gas heating or cosy up by the wood-burning stove, creating a snug ambience. Please note, that firewood logs are not provided but can be easily obtained from nearby shops should you wish to enjoy the rustic charm of a crackling fire. Nestled at the rear of a bustling street, the cottage offers a tranquil retreat at the end of the garden, providing a unique blend of convenience and serenity for your stay. The cottage is in the shared yard of the owner's property. It is a separate building, and you have it all to yourselves. Sofa Bed Use If you are booking for 3 or more guests, the sofa bed charge will be automatically included by Airbnb. Just make sure to enter the correct number of guests when booking so we can have the extra linen ready for your stay. Please note, the total price will adjust based on the number of guests. If you are a group of 2 guests but would like to use the sofa bed, there is an extra charge of £10 per night (minimum £30) to cover the additional linen, laundry, and cleaning. If this applies to you, just let us know when you book so we can prepare everything in advance. Pets: Please, do message us if you are planning to bring a pet with you for your stay. Pets are welcome at our property, however, there is a charge of £10 per night per pet (min £50) to cover the extra cleaning required afterwards. We would also appreciate it if you pick up after your pet and keep the garden clean.


Access

This listing is for renting the whole apartment, which means you will have private access to the entire flat during the stay and no one will share the apartment with you. Please note that the cottage can only be accessed by walking through the adjoining garage of the main house.

EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at the Edinburgh government's website. Please search for low emission zone.Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property currently holds a Short Let Licence and we are allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however, there may be an extra charge and this is also subject to availability.WOOD BURNERAs we have a fully operational wood burning stove, please be aware that there may be a lingering smell should the previous guests have used it. We do, of course, air the property between guests, but there may still be a residual odour. Wood will provided for the burner bewteen November and May. EV CHARGERIt is a 7kW charger. It has a tethered cable with a Type 1 plug. There is an adapter that turns it into a Type 2 plug, which is what most modern electric cars need. There is a one-off charge of £25 to use it.FORGOTTEN ITEMSIf you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property.
