Fountain Close is just off the iconic Royal Mile and has been featured in Outlander and the TV series Garrow’s Law. It is swathed in history and was fully restored in the 20th century. The book Tweeddale Court: History and Restoration gives a fantastic historical account of the renovations. The property is in the heart of the city, yet enjoys a quiet outlook over the courtyard and allows access to all of Edinburgh’s attractions. Step outside into Edinburgh’s UNESCO-listed Old Town: cobbled closes, storytellers on the Mile, and landmark sights in every direction. St Giles’ Cathedral and Edinburgh Castle are a short walk one way; the Palace of Holyroodhouse and Holyrood Park the other. For everyday needs you’ll find small supermarkets, cafés, pubs and whisky bars nearby, plus indie shops around Victoria Street and the Grassmarket. Cross the bridge to the New Town for Georgian streets, galleries and shopping, then retreat to the calm of the courtyard—central when you want the buzz, tucked away when you don’t.

Set over 2 floors, this property offers you modern living steeped in Scottish tradition. With 2 large king-size bedrooms on the first floor and a further bedroom upstairs, 6 guests will be comfortably accommodated. The 2 bathrooms provide extra convenience, and the sunken bathtub is great to wind down after a long day sightseeing. The soundproofing is excellent for such a central property, and the top-floor living room benefits from lots of natural light and some spectacular city views. The kitchen is fully equipped with everything you need to rustle up a family meal, with a Nespresso machine for after-dinner coffees.

EDINBURGH'S LOW EMISSION ZONE Edinburgh's LEZ came into effect on June 1st, 2024. This property is within the LEZ. If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. Parking charges are applicable 7 days a week within Zones 1 to 4. Please do check rules and pricing before you park. Other areas of the city may offer free on-street parking, however please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. PARKING - Airport Park & Ride => If you don't intend to use your car at all, this property is very central, so it may be better to leave your car at the airport Park & Ride and take a tram into the centre. - JustPark private driveways => Some Edinburgh residents do rent their driveways when not in use. You can check JustPark . com if interested. They tend to be cheaper than the large commercial parking sites but may not be as secure. - RingGo => For up to date pricing, please refer to the RingGo app. It will show the nearest available on-street pay and display parking with space availability and pricing. If you register a credit card to the app, there will be no need to search for spare change and you can easily add on time remotely. WORK HOURS -communication Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATER Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. TRAVEL ADAPTORS Please bring your own adaptors. These are not provided. LICENSING This property has an approved Home Letting Licence and is allowed to operate and accept guests. TRAVEL INSURANCE Lastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc. DUVETS/BLANKETS Please note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability. FORGOTTEN ITEMS If you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property.
