Neighbourhood

Located very close to the city centre and on the route to Leith, which is historically the maritime centre of Edinburgh. The popular dockside area of Leith known as The Shore has a unique charm and is home to two Michelin-star restaurants, trendy bars, cafés and boutique shops. Leith is also home to the award-winning Royal Yacht Britannia berthed at Ocean Terminal. It was once the floating residence of Her Majesty the Queen and the Royal Family for over 40 years.

About

Our property is ideally situated right on the tram line offering hassle-free access to Murrayfield Stadium. Whether you're attending a rugby match, concert, or event, you can hop on the tram at "Balfour Str stop" and arrive at Murrayfield in just 38 minutes. Say goodbye to parking headaches and enjoy the convenience of a smooth and direct journey to the heart of the action.


Space

Part of a purpose-built four-floor apartment complex our home is located on the top floor and we are lucky enough to have a small balcony which is a treat to enjoy your coffee on in the morning. There is no elevator in the building so there are stairs to climb to reach our floor. The living room has a large flat-screen TV, two single chairs and a large L-shaped sofa which folds out into a very comfortable double bed. The property has recently been extensively renovated with a new kitchen, new bathrooms, new fireplace, new flooring, new wardrobes and new single beds. It has also been freshly painted and we have replaced the patio set with a new, dark rattan one. All kitchen basics such as tea and coffee are provided. We use professional cleaners to clean the property before you arrive and hire hotel-quality linen for soft comfy sheets and big fluffy towels, giving you all the comforts of home with a hotel-quality clean. Sofa Bed Use If you are booking for 5 guests, the sofa bed charge will be automatically included by Airbnb. Just make sure to enter the correct number of guests when booking so we can have the extra linen ready for your stay. Please note, the total price will adjust based on the number of guests. If you are a group of 4 or fewer guests but would like to use the sofa bed, there is an extra charge of £10 per night (minimum £30) to cover the additional linen, laundry, and cleaning. If this applies to you, just let us know when you book so we can prepare everything in advance.


Access

Guests will have access to the entire property. Please note check-in runs from 4 pm to 10 pm. Entry after this time will not be entertained. Check-out is at 10 am. If arriving before 4 pm, please ask about our discount code for Stasher .com. Alternatively, you can store bags at Waverley or the bus station. We are unable to allow bag drops at the moment. Sorry. While we try to remain flexible when less busy, please be prepared to abide by these times for your stay.


Other information

EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available on the Edinburgh government's website. Please search for low emission zone.Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. This property does have parking included on site, however, you will need to display the permit.WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check-ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property has been granted a Secondary Letting Licence and is allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however, there may be an extra charge and this is also subject to availability.FORGOTTEN ITEMSIf you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage.
