Voted the best place to live in Scotland , its a pretty area within the capital with a village feel and friendly locals. For nature lovers the Royal Botanical Gardens are within walking distance as are the Waters of Leith which you can follow west to the stunning Dean Village and onto the Scottish National Gallery of Modern Art. George Street and Princess Street are a 10 minute walk away. The castle is a 25/ 30 minute walk.

A beautiful 2 bedroom (one is a large box bedroom) apartment in the trendy Stockbridge area of Edinburgh, a few minutes from the city centre.
The apartment sits within The New Town & Stockbridge. Two of the most desirable and centrally located areas in Edinburgh. You’ll benefit from bars, restaurants, supermarkets, Waters of Leith, Royal Botanical Gardens, and the city centre all within very close proximity. Everything is walkable, but if you need a rest, regular buses or taxis can take you wherever you’d like to go. We kindly ask all guests not to put pans on the worktops and use the trivets provided. There are 10 steps leading to the flat.
Guests will have access to the entire property. Please note check-in runs from 4 pm to 10 pm. Entry after this time will not be entertained. Check out is at 10 am. If arriving before 4 pm, please ask about our discount code for Stasher. com. Alternatively, you can store bags at Waverley or the bus station. We are unable to allow bag drops at the moment. Sorry. While we try to remain flexible when less busy, please be prepared to abide by these times for your stay. The property is on the basement level. There are 10 steps down to the property.
EDINBURGH'S LOW EMISSION ZONE Edinburgh's LEZ comes into effect on June 1st, 2024. If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at Edinburgh government's website. Please search for low emission zone. Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. PARKING - East Fettes Avenue, 21 min walk - Free parking on the top quarter - Pay and display Henderson Row, 4 min walk - Mon-Fri 8:30am~5:30pm, Max stay 4 hours. - Pay and display Inverleith Row, 17 min walk - Mon-Fri 8:30am~5:30pm, Max stay 4 hours. - Pay and display Eyre Place, 8 min walk - Mon-Fri 8:30am~5:30pm, Max stay 4 hours - Inverleith Park, 9 min walk - this area often has free parking spots along the nearby streets, especially in the morning. Spaces fill up quick. - Airport Park & Ride => If you don't intend to use your car at all, you could leave your car at the airport Park & Ride and take a bus/tram into the centre. - JustPark private driveways => Some Edinburgh residents do rent their driveways when not in use. You can check JustPark . com if interested. They tend to be cheaper than the large commercial parking sites but may not be as secure." - RingGo => For up to date pricing, please refer to the RingGo app. It will show the nearest available on-street pay and display parking with space availability and pricing. If you register a credit card to the app, there will be no need to search for spare change and you can easily add on time remotely. WORK HOURS -communication Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLL Each toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own. Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATER Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSING This property currently holds a Short Let Licence and we are allowed to operate and accept guests. TRAVEL INSURANCE Lastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc. DUVETS/BLANKETS Please note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability. FORGOTTEN ITEMS If you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property.
