The Water of Leith Walkway is less than 5 minutes away and will take you to Leith itself or to the nearby Dean Village for a picturesque amble. Stockbridge has a wide choice of restaurants to fit all budgets and plenty of independent shops, bars and cafes. The Botanic Gardens can be reached in 18 mins.

Modern Stockbridge flat on the ground floor with private parking. Quiet residential area with a great variety of artisan and bohemian shops, independent cafes and a weekly Sunday market.
The property consists of a double bedroom with fitted wardrobes, a living room with sofa and TV to the front of the property, a fully fitted kitchen with dishwasher and dining table, a newly refurbished bathroom with mains operated shower and a utility room. It also has the added advantage of a private parking space, gold dust in the city!!
You will have use of the entire property during your stay. Full access information will be sent 24 hours before your arrival.
EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. Evergreen Property will not be held liable for any parking charges incurred. WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property currently holds a Short Let Licence and we are allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability.FORGOTTEN ITEMSIf you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage.
