Neighbourhood

The house is situated in the heart of Edinburgh, and will be an ideal home away from home for your trip. Northumberland Place Lane is nestled behind Abercromby Place and is accessed via Dublin Street Lane or from Northumberland Place. It is situated within the New Town conservation area and is within short walking distance of Harvey Nichols, Multrees Walk and the city centre's fashionable George Street. Nearby Broughton Street offers an excellent array of smaller shops, popular restaurants and bars. The beautiful Royal Botanic Garden is a short walk away as is the open space of Queen Street Gardens, for which there is access upon application. Nearby attractions include the Edinburgh Castle, Calton Hill, the Royal Botanic Garden, the Royal Mile, the Camera Obscura and the Scottish National Gallery. Attractions like the Arthur’s Seat and the Holyrood Park, the Palace of Holyroodhouse, and the Royal Yacht Britannia are also very easily accessible via bus.

Beautiful large 3-bed house with outdoor patio located in the centre of Scotland's historic and wonderful Edinburgh. The property comes with all the amenities you may need to enjoy your time in Edinburgh in comfort. The garage is large enough for any car.


Space

January 2024 - new carpets have been installed throughout. This lovely mews home is made up of bright and airy open-plan lounge with TV, dining area and kitchen (with all crockery, cutlery, and cookware provided). The property consists of 3 bedrooms. Bedroom 1 - Double bed Bedroom 2 - Super king Bedroom 3 - 2 single beds Please note we have tried to amend the picture showing a double and twin beds in one room but we cannot....the above description is correct. All with storage and en-suite shower room off the master bedroom. WC on the ground floor and modern three piece family bathroom with shower overhead on the upper. There is Wi-Fi and GCH in the property, plus - we provide hotel quality linen and towels for your stay, including basic toiletries.


Access

Guests will have access to the entire property. Please note check-in runs from 4 pm to 10 pm. Entry after this time will not be entertained. Check out is at 10 am. If arriving before 4 pm, please ask about our discount code for Stasher. com. Alternatively, you can store bags at Waverley or the bus station. We are unable to allow bag drops at the moment. Sorry. While we try to remain flexible when less busy, please be prepared to abide by these times for your stay.

EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at Edinburgh government's website. Please search for low emission zone.Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property has been granted a Secondary Letting Licence and is allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability.FORGOTTEN ITEMSIf you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage.
