New Town is quite literally the "new" area of Scotland's capital city of Edinburgh. It is often considered to be a masterpiece of city planning and, together with Old Town, was designated a UNESCO World Heritage Site in 1995. The New Town section was built in stages between 1767 and 1850, and retains much of the original neo-classical and Georgian period architecture that make it so striking. Its most famous street is Princes Street, the main thoroughfare of Edinburgh. Home to some of the best shopping and dining in Scotland, Princes Street lies across the geographical depression of the former Nor Loch, and faces both Edinburgh Castle and Old Town. New Town is also home to the National Gallery of Scotland and the Royal Scottish Academy, located on The Mound; The Scottish National Portrait Gallery and The Scottish Malt Whiskey Society, an internationally renowned whiskey club that serves the best whiskeys from around the world, on Queen Street; the Assembly Rooms and many high-end boutiques on George Street; the Balmoral Hotel (formerly called the North British Hotel, after a railway company) with its landmark clock tower above Waverley Station; the Scott Monument; The Dome; and incredible local bars and eateries throughout. This two-bedroom, two-bathroom apartment has comfortable UK king-sized beds in each bedroom, one spacious ensuite bathroom with rainfall shower/tub combination and large guest bathroom with a glass surround rainfall shower located off the hall. The huge open plan kitchen/living/dining room is stunning with massive casement windows looking across the street at tree level to the Queen Street Gardens. There are contemporary and stylish furnishings throughout the flat. The kitchen has a microwave, oven, fridge, freezer, dishwasher, and washer/dryer. This is fronted by a large (3.3 m x 1.2 m) black Quartz cooking and entertainment island, surrounded by grey leather bar stools, and highlighted by a built in induction hob and extractor fan which rises from the center of the island. There is also a modern glass-top table, additional matching leather chairs, 2 leather sofas (one of which has a pull out bed), and a curved screen smart TV with access to all of your favorite streaming platforms & a range of television channels. Free Wi-Fi can be found throughout. An outstanding apartment in a great location. *With two flights of stairs and hard surfaces, this flat is not recommended for small children. PLEASE NOTE: If you have 5 guests, we assume that you will be using the sofa bed, but if you have 4 or less guests, we will assume you do NOT need the sofa bed and therefore will not provide the sofa bed linen. If you have 4 or less guests and would like to use the sofa bed, you must request to use the sofa bed before you arrive. *Use of the sofa bed will incur a cost of 25 GBP per night and must be requested at least a week prior to your arrival, but preferably at the time of booking. As the building is a listed/historic 18th century Georgian Town House, certain restrictions have been imposed upon us regarding modernization. One such restriction was that we could not add double glazing to the rear window inside the en-suite bathroom. Due to this, that bathroom tends to be a little colder than the rest of the flat. We have installed the legal limit for underfloor heating in order to take the chill off the floor tiles, as well as heated towel racks for additional radiant warmth. However, even with both of those on, during the coldest days of the winter months, the temperature may fall to 18°c/65°f. Unfortunately, per safety regulations, we are also not able to provide space heaters to compensate for this. We apologize for the inconvenience, but we have done all we are legally able to mitigate this and hope it does not impact your stay.

Please do not expect an answer outside of these hours. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to.
