New Town is quite literally the "new" area of Scotland's capital city of Edinburgh. It is often considered to be a masterpiece of city planning and, together with Old Town, was designated a UNESCO World Heritage Site in 1995. The New Town section was built in stages between 1767 and 1850, and retains much of the original neo-classical and Georgian period architecture that make it so striking. Its most famous street is Princes Street, the main thoroughfare of Edinburgh. Home to some of the best shopping and dining in Scotland, Princes Street lies across the geographical depression of the former Nor Loch, and faces both Edinburgh Castle and Old Town. New Town is also home to the National Gallery of Scotland and the Royal Scottish Academy, located on The Mound; The Scottish National Portrait Gallery and The Scottish Malt Whiskey Society, an internationally renowned whiskey club that serves the best whiskeys from around the world, on Queen Street; the Assembly Rooms and many high-end boutiques on George Street; the Balmoral Hotel (formerly called the North British Hotel, after a railway company) with its landmark clock tower above Waverley Station; the Scott Monument; The Dome; and incredible local bars and eateries throughout. Whether you're attending a rugby match, concert, or event, you can hop on the tram at Princes St stop and arrive at Murr

For those who want a truly private retreat in the center of Edinburgh, look no further than this apartment. With an independent entrance separated from the rest of the building, you will feel truly at home in this 3 bedroom/2 bathroom modern gem. This Flat is located on the garden level of the Georgian townhouse. There are 11 steps from the street level down to the front entrance of this Flat. Our open plan living/dining/kitchen area is equipped with all of the modern amenities. With a beautiful white-quartz counter top and grey subway tile backsplash, and stocked with high end oven, induction hob with 4 cooking areas, microwave, toaster, french press, kettle and a dishwasher (so no need to worry about dishes during your stay!) this flat's kitchen will meet all of your needs. Enjoy a quiet dinner at home or a fun breakfast with the family at your glass-top dining table. Lounge in the comfortable and modern living room with two leather sofas (one of which has a pull out bed), a curved screen HD smart tv with access to all of your favorite streaming platforms & a range of television channels, and a large glass-top coffee table. The first of the three bedrooms is adjacent to the living area, and is very large, with a wardrobe and UK king sized bed. The second bedroom comes with a UK king sized bed and beautiful glass french doors which lead to a private outdoor patio, perfect for enjoying a coffee or tea on a sunny day. The master bedroom, also with a UK king sized bed, has a large en suite bathroom with combination rainfall shower and tub, heated floors and heated towel rail. The second bathroom similarly features heated floors, a warming towel rail, and has a full glass-door enclosed stand-up shower with rainfall shower head to give you a luxurious, spa-like experience. Rounding out the amenities found in this unit are a Nest thermostat system, free WiFi, and a 2-in-1 washing/drying machine for all of your laundry needs. Sofa Bed Use If you are booking for 7 guests, the sofa bed charge will be automatically included by Airbnb. Just make sure to enter the correct number of guests when booking so we can have the extra linen ready for your stay. Please note, the total price will adjust based on the number of guests. If you are a group of 6 or fewer guests but would like to use the sofa bed, there is an extra charge of £10 per night (minimum £30) to cover the additional linen, laundry, and cleaning. If this applies to you, just let us know when you book so we can prepare everything in advance.

Queen Street not in Low Emission area, but all streets branching off on to George Street are, so please do be aware. Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability.UNDERFLOOR HEATINGAlthough the bathrooms have underfloor heating, we would appreciate your cooperation in restricting use to the Winter months of November to February as it is very expensive to run.
