As you step inside, you'll be greeted by a thoughtfully designed space with cozy furnishings that invite you to unwind after a day of exploration. The studio features a comfortable king bed adorned with soft linens, ensuring a restful night's sleep. The compact kitchenette is equipped with all the essentials you need to whip up a quick meal or brew a cup of tea, including a mini-fridge, microwave, kettle, toaster and hob. Start your day with a hearty breakfast or savour a quiet evening with your favourite book. The ensuite bathroom offers modern amenities, including a refreshing shower, plush towels, and complimentary toiletries, providing a convenient and comfortable space to freshen up. Step outside onto the balcony and immerse yourself in the tranquil ambience of the garden below. Sip your morning coffee as you take in the sights and sounds of nature or unwind with a glass of wine as the sun sets over the rooftops. Venture out and discover the vibrant atmosphere of Bruntsfield. Explore quaint cafes, independent bookstores, and charming boutiques lining the streets. Access

Guests will have access to the flat and decking area, there is no access to the main garden on the main house. Please note check-in runs from 4 pm to 10 pm. If arriving before 4 pm, please ask about our discount code for Stasher. com. Alternatively, you can store bags at Waverley or the bus station. We are unable to allow bag drops at the moment. While we try to remain flexible when less busy, please be prepared to abide by these times for your stay.

EDINBURGH'S LOW EMISSION ZONEEdinburgh's LEZ comes into effect on June 1st, 2024.If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at Edinburgh government's website. Please search for low emission zone.Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. WORK HOURS -communicationEvergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLLEach toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATEREdinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSINGThis property currently holds a Short Let Licence and we are allowed to operate and accept guests. TRAVEL INSURANCELastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc.DUVETS/BLANKETSPlease note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability.FORGOTTEN ITEMSIf you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property.
